Apartments for sale in Orihuela Costa: types, areas and prices
The apartment is the most sold dwelling in Orihuela Costa, and also the most varied. Unlike other areas of the Spanish coast, very different typologies coexist here under the name "apartment," and knowing the differences is key to making the right purchase:
Ground floor with private garden: direct access to the communal area, ideal for families with children or pets. They usually include a garden of between 20 and 60 m² with a south orientation. Highly sought after in areas such as Playa Flamenca, Villamartín and Los Altos.
Upper floor with solarium: the upper floors offer a private solarium on the roof, often with sea or golf course views. It is the most sought-after option by couples and retirees. Common in Punta Prima, Lomas de Cabo Roig and La Zenia.
Penthouse with panoramic terrace: top floors of residential buildings, with large terraces and open views. They offer the greatest sense of space without the maintenance of a villa. Available mainly in Campoamor, Cabo Roig and new-build developments.
Studio (1 bedroom): compact and functional, from 35-55 m². Very popular as a rental investment for tourist lets due to their low entry price and high occupancy.
The vast majority of apartments are located in gated residential complexes with a communal pool, gardens, solarium and parking areas. The most recent new-build developments also include a gym, spa area, coworking spaces and pre-installation for aerothermal heating and air conditioning. On resale, it is common for apartments to be sold fully furnished, with an open-plan fitted kitchen, fitted wardrobes and, in many cases, a parking space and storage room.

Apartments as a rental investment
Orihuela Costa is one of the most active rental markets on the Costa Blanca. A well-located 2-bedroom apartment can generate between €600 and €800 per month in long-term rent, and between €500 and €900 per week in the high tourist season (July–September). 1-bedroom apartments near the beach or Zenia Boulevard offer the best occupancy rates, with estimated gross yields between 5% and 8% per year. To operate as a tourist rental it is necessary to obtain the license from the Generalitat Valenciana.

Frequently asked questions about apartments for sale in Orihuela Costa
How much does an apartment cost in Orihuela Costa?
A 2-bedroom resale apartment starts from €80,000 in areas like Playa Flamenca or Los Altos. In La Zenia or Lomas de Cabo Roig, the usual range is €140,000-€220,000. Frontline beach in Cabo Roig or Campoamor sees prices above €250,000 and can reach over €500,000. New-build with garage and quality communal areas generally starts from €180,000.
What is the difference between a ground-floor apartment, an upper-floor apartment and a penthouse?
The ground floor includes a private garden and direct access to the pool, ideal for families. The upper floor has a rooftop solarium, generally with better views and more privacy. The penthouse is a top floor with a large, panoramic terrace, the option with the most light and sense of space. The price difference between floors within the same development is usually 10–20%.
What monthly expenses does an apartment in Orihuela Costa have?
The main recurring expenses are: community fee (between €40 and €80 per month in complexes with a pool; up to €150 in premium new-builds with gym and spa), IBI (municipal tax, between €200 and €600 per year depending on cadastral value), rubbish tax (about €100 per semester) and utilities (water, electricity, internet). In total, an owner should budget between €150 and €250 per month in fixed expenses.
Is it worth buying a new-build apartment versus a second-hand one?
New-build offers energy efficiency (B certification or higher), modern design, current materials and developer guarantees that cover construction defects for several years. Short-term maintenance costs are lower. Resale, on the other hand, offers lower entry prices, already consolidated locations and, in many cases, the possibility of moving in immediately with the property furnished. The choice depends on the budget and whether you prioritise price or quality.
Can I obtain a mortgage to buy an apartment in Orihuela Costa as a foreigner?
Yes. Spanish banks grant mortgages to non-residents, generally financing up to 60–70% of the appraisal value, with terms of up to 20–25 years and interest rates from 2.5–3.5% (depending on profile and bank). It is necessary to have an NIE, a Spanish bank account and proof of income.
